Bank of Canada Interest Rate Hike

The Bank of Canada has increased its key policy interest rate to 5.00%—a jump of 25 basis points from June and the latest of 10 rate hikes in the last 16 months.  

If real estate is about location, location, location, the central bank’s rationale is about inflation, inflation, inflation.  

“While CPI inflation has come down largely as expected so far this year, the downward momentum has come more from lower energy prices, and less from easing underlying inflation,” the Bank of Canada said in a statement.  

“With three-month rates of core inflation running around 3½-4% since last September, underlying price pressures appear to be more persistent than anticipated. This is reinforced by the Bank’s business surveys, which find businesses are still increasing their prices more frequently than normal.” 

Inflation in Canada has fallen from a peak of 8.1% last summer to 3.4% in May. 

The Bank of Canada expects inflation to remain at about 3% for the next year before declining gradually to its 2% target by the middle of 2025, six months later than expected.  

Housing prices received some of the closest attention from the Bank as it explained its decision. 

 

Housing prices and inflation 

“The previously unforeseen strength in house prices is likely to persist and boost inflation by as much as 0.3 percentage points by the end of 2023, compared with the January outlook,” the Bank said its newly published Monetary Policy Report. 

The upward revision to the inflation outlook is due in part to those higher-than-expected house prices, the Bank said. House prices increased in May for the second straight month. Increases in both prices and resales have been widespread across the country and stronger than predicted in January.

Time to reconsider short-term rate approach 

Shaun Westlake, Vice-President, Sales, for Guiding Star Mortgage Group joined the chorus of experts not expecting rates to come down anytime soon.  

The Bank of Canada’s extended timeline to 2025 for inflation reaching its target of 2% caught his attention.  

This is a slight change to earlier commentary and expectations which leads me to think we are going to see rates well above 5% for a much longer period than we had previously expected,” he said. “Many were previously banking on rates starting to come down in early 2024. I no longer see that happening.” 

Guiding Star Mortgage Group’s Shaun Westlake suggests reconsidering short-term mortgage rate strategy.

Consumption levels and demand for housing will continue to rise and a growing population will mean more supply but also more demand for goods, all of which contributes to pressure on inflation rates, Westlake said. 

“I expect that the interest rates we see today are going to be here for quite some time to come, so anyone who has been thinking short-term rates are the way to go should perhaps reconsider that approach,” he said.  

A wallet wallop is around the corner for some Canadians, he said. 

“We are getting into prime summer vacation time, people are still travelling, and spending,” Westlake said. “With inflation continuing to run above 3%, with interest rates not coming down any time soon, housing continuing to be in high demand, I do expect that this latest rate increase will start to really impact Canadians’ wallets.”

 

 

 

 

What impact does this have on home owners and home buyers?

The immediate impacts for home buyers are increased borrowing costs, which determines how much home a first-time home buyer can afford. With increasing home sales and lower-than-normal supply, buyers had been feeling the pressure once again during the spring market.

The good news? Supply is opening up. According to CREA’s national statistics released on June 15th, the number of newly listed properties rose 6.8% month-over-month.

 

Current homeowners with a variable mortgage will also see another increase to their mortgage payments, and those looking to renew their mortgage may be in for quite a shock if they were able to lock in rates around the 2% levels seen just a few years ago.

Keep in mind that your opening offer should be based on two things: what you can afford and what you really believe the property is worth. Sure, there’s always a possibility that there will be other offers, regardless of the time of year and the market, but try not to let that influence you to pay more than you should.

Tip: Offer more earnest money. While it’s not always required, it could help you stand out in this competitive housing market. Sellers like buyers that make these good faith deposits because they want assurance that the sale won’t fall through.

Summer Safety Tips for Outdoor Play

When school lets out for the summer, kids will be heading outside more often to climb and swing on the playset, run around in the yard and splash in the pool. But regardless of the outdoor activity, make sure they always use sunscreen and stay hydrated. Of course, while summer is a great time for backyard fun, injuries can end the fun fast, so consider taking some simple steps to make your backyard safe for hours of endless entertainment.


Safeguard playsets

  • Make sure swing sets and other play equipment are on level ground and the legs are properly anchored with hardware that doesn’t pose a tripping or gouging hazard.
  • Inspect swing sets to ensure bolts and screws are secure and replace rusty parts.
  • Put wood chips, shredded rubber or other soft landing material underneath the set.
  • Ensure 6 feet of clearance on all sides and check that swings are at least 8 inches apart.

 

By the pool

  • Make it a rule that an adult must be present whenever children are in or around the pool.
  • Install a fence that’s at least 4 feet high with a self-closing and self-latching gate.
  • Be sure drains are covered and your suction system has an automatic shutdown; suction entrapment can lead to drowning.
  • Make sure pool slides, stairs and diving boards are secure and in good condition.
  • Place pool chemicals in a secure area where kids and pets can’t access them.
  • Empty kiddie pools after every use.

 

In the yard

  • Be on the lookout for dead trees or branches that could fall and hurt someone.
  • Fill in any holes that could cause tripping or a twisted ankle.
  • Scan your yard for poison ivy or oak and, if you find some, treat the area and alert kids to stay clear.

 

Guard the grill

  • Establish a 3-foot “kid-free zone” around the grill.
  • Never leave a grill in use unattended.
  • Place the grill well away from siding, deck railings and overhanging branches and a safe distance from lawn games, play areas and foot traffic.

However, there are some tips and tricks that can help to prolong the life of your plants this summer.

1. Set a feeding schedule
One of the most common mistakes people make, that actually helps to speed up the deterioration of their plants and lawn, is to water at the wrong time of day. The best time to water your greenery is either in the morning, before the sun comes up, or in the afternoon, when the sun is beginning to go down. The key is to never water when the sun is out and beaming. If you do, the water almost becomes like oil, and it will certainly fry your precious plants. The same goes with lawns. Moreover, aim to use water that is as close to air temperature as possible. Too hot or too cold may send your plants into shock. (Hey, we didn’t say this was an easy job!)

 

2. Choose wisely
While they may all seem beautiful, be very choosy when it comes to deciding which plants and flowers to grow for your space. Not all are created equal, meaning that not all greenery can survive in all climates. Speak to a professional, or even an attendant at your local plant store to decide together which plants are best suited for your region. If you live in a very hot area, sensitive plants aren’t the best option. Look into some beautiful annuals like Bells of Ireland, Pansies, and Black-Eyed Susans.

 

3. To Go Organic or Not
Many believe that going organic in the food we eat and the food we feed our plants is pointless. However, there is a point to changing up the diet and going healthier with organic alternatives. In regard to your greenery, using organic fertilizer is better for plants and lawns because it provides sustained nourishment. On the other-hand, chemical fertilizer is more like fast-food–it delivers a quick fix but its results and benefits are not sustainable.

  1. Bring the Outdoors in

We all have an innate need to connect with nature, and organic materials, shapes and colors have been proven to positively affect our mood. If possible, set up your office near a window and incorporate biophilic design elements into the space. A rug made of natural fibers would be perfect to put your desk and chair on. You could hang up artwork or a wall calendar that features outdoor scenes. Plants also help create a calming vibe with the added benefit of improving air quality.

  1. Get Comfortable
